The Nova Scotia Association of REALTORS® (NSAR) represents over 1,900 real estate brokers and salespeople across the province and oversees one of Canada’s busiest Multiple Listing Services (MLS). With thousands of listings processed daily, maintaining accurate, up-to-date, and compliant data is critical to their operations.

In 2023, NSAR faced a significant challenge when their custom compliance system broke down, leaving them up in the air without a functioning platform to manage listing compliance effectively. The lack of documentation for the platform made troubleshooting a difficult task for the organization.

Compliance System Hits a Breaking Point

The Story

NSAR wanted a compliance solution that could support their needs effectively, and for that, they needed to determine whether fixing their outdated system was viable or if rebuilding from scratch was the smarter choice. They envisioned a modern, user-friendly compliance system that could handle their growing operational demands and support their MLS's needs effectively.

The Search for the Right Solution

Modern.tech began by conducting a comprehensive review of NSAR’s existing compliance platform. This included a deep dive into the system’s code, functionality, and performance. Over two months, the team worked closely with the company to fully understand their requirements.

A Vision for a Smarter System

Our team delivered a detailed assessment outlining the pros and cons of repairing the current platform versus rebuilding it with a modern technology stack. Alongside this assessment, we provided a timeline for implementation and options tailored to NSAR’s budget constraints. Armed with our insights, the organization chose to rebuild their compliance system from the ground up.

The Solution

The new system was designed to be intuitive, efficient, and scalable. It became a powerful rule-checking tool capable of running through every listing in the MLS every 15 minutes. The system detects and flags listings that violate any of the 10 rules built into the platform, including a custom keyword search rule.

Compliance on Autopilot

Once infractions are identified, the platform reports them to the admin dashboard, where system administrators can view details, notify agents, and track compliance progress.

NSAR’s new compliance platform went live in October 2023 and immediately transformed how the organization managed listing compliance, flagging over 8,000 non-compliant listings since its conception. The platform’s scalability ensures it can grow alongside NSAR, with the ability to accommodate new rules or expand to other MLS systems.

Doorify MLS

Doorify MLS is a Multiple Listing Service (MLS) serving over 15,000 REALTORS® across 16 counties in North Carolina's thriving Raleigh/Durham and Research Triangle Park areas. The company is renowned for its growth, innovation, and commitment to transparency in the real estate landscape.

In late 2022, Doorify MLS hit a turning point. Relying on a single vendor for both software integrations and data distribution created a bottleneck that stifled their ability to innovate and grow. This dependence put their ambitious plans for expansion and technological progress at risk. On top of that, their systems didn’t meet the Real Estate Standards Organization (RESO) certification standards, falling behind on the path the industry was headed.

Stifled Growth and Innovation

Doorify MLS set out to overhaul its technology with a clear objective: reduce dependence on individual vendors to eliminate bottlenecks and minimize risks. They aimed to give their members more choice by enabling their back-end data to work seamlessly with different MLS software front ends. Doorify MLS envisioned a solid foundation for future growth, data sharing, and collaboration opportunities.

Creating an Independent Future

We set out to develop a RESO Web API that could both deliver and receive data in the industry-standard format. It enabled seamless two-way communication, allowing data to flow smoothly between systems.

Building a Solution from the Ground Up

By integrating the RESO Data Dictionary, we standardized data fields across platforms, making data entry, storage, and retrieval consistent and reliable. This way, Doorify MLS’s system worked effortlessly with a variety of MLS software front ends, giving users the freedom to choose their preferred interface without losing functionality or data integrity.

A pivotal aspect of the project was guiding Doorify MLS through the RESO certification process for both the Web API Core and Add/Edit standards. This established Doorify MLS as the first MLS with in-house technology certified on both standards.

By the end of the project, Doorify MLS had achieved consistent data handling and enhanced data quality, streamlining data feeds to brokers, agents, and vendors through their new RESO-compliant API.

Transforming Doorify MLS: A Technological Leap

Colorado Real Estate Network

The Colorado Real Estate Network services a broad geographic area in southwestern Colorado. CREN is owned and managed by a diverse group of shareholder associations representing around 1900 members and is headquartered in Montrose, Colorado. The 2023 Strategic Plan came at a key moment, with CREN’s leadership coming together to dive deeply into several key and potentially complex issues facing the membership. With so many shareholders representing such a wide and diverse area, cohesion, trust, and transparency were essential.

In late March 2023, Modern.Tech facilitated a day-long, deep-dive session of learning, consensus-building, and decision making exercises with a group of over 20 CREN stakeholders. The group spent the day discussing MLS best practices, learning how the top MLSs in the country are addressing common operational and technology issues. By the day’s conclusion, everyone in the room walked away with a clearer understanding of how a modern MLS operates, where CREN’s gaps might be, the pros and cons of addressing these gaps, and how best to address them given CREN’s specific circumstances.

By connecting clients and their agents through a user-friendly app and website, Showingly enables meaningful connections between clients and agents, expanding opportunities for both. This approach increases accessibility to real estate information, empowering clients to take a more active role in the home buying and selling process, while also facilitating more efficient communication between agents and their clients.

Showingly offers comprehensive and innovative mobile apps for both consumers and real estate agents. The Showingly App offers agents exclusive access to their clients, allowing buyer's agents to schedule showings or allowing listing agents to approve and deny showings on the go for clients who are not as tech-savvy. Agents have unlimited access to manage credentials for home access and update availability on the properties.

To operate effectively across the country, Modern.Tech has implemented dozens of custom integrations with RETS and WebAPI feeds to populate the home search and enable listing agents to configure their listings. This allows Showingly to provide a seamless scheduling experience to clients while streamlining the workload for agents and brokerage owners alike.

The platform is characterized by its emphasis on choice, clarity, and speed, offering a comprehensive MLS solution that redefines the digital real estate experience.

In late 2021, Remine was acquired by MLS Technology Holdings, and began the process of finding a technology partner that could come in and assist their tech team in finishing critical paths to their roadmap. The projects and nature of the work required specialized context in real estate, and they began an engagement with Modern.tech to drive data improvements, stabilization, mobile application development, and APIs development. 

Remine brought in Modern.tech to tackle SSO Dashboard, mobile application, data engineering, and API related initiatives. Remine's goal to bring in a team well-versed in industry context to avoid misunderstandings and eliminate the need for training was successful and our team hit the ground running. Data was improved and stabilized. The mobile app development cadence improved. We helped developed APIs to enable third-party integrations. Cartofront's flood risk assessment technology benefits consumers by providing critical information about a property's flood risk that can be used to make informed decisions about buying, selling, and insuring properties. In addition, by making flood risk data more accessible and easier to understand, this technology encourages property owners to take a more proactive approach to mitigating flood risk, which could ultimately reduce the frequency and severity of flood-related damage to properties.  

As is common with many startups, Cartofront's technology was initially developed by a single developer who lacked context of best practices and left the founders in a precarious situation. Through a thorough discovery process and the implementation of robust DevOps systems, Modern.Tech was able to unravel the complexity of the product and restore control and stability to ongoing development initiatives.

In October 2021, 18 real estate technology companies entered into the Showing Choice Hackathon hosted by Bright MLS, CRMLS, and MRED

CRMLS, Bright MLS, and MRED announced in June 2021 that they were working together to ensure scheduling showings remains a seamless part of the user experience. Their mission is to create a solution that encourages innovation and allows both existing and new entrants to work on a universal set of standards in the showing services arena. The project's goal is to place the choice of which showing services to use in the hands of brokers. All participants in the hackathon received documentation of the Hub interfaces (APIs) and access to a working Hub in the cloud. This allowed participants to build new integrations with the Hub and showcase the platform's ability to unite showing services.
